Do you have an existing clay, slate or concrete tile roof? 

If so, chances are you have issues with this system. Concrete roof tiles are sold as a “lifetime” roofing system. While the concrete tile itself will last for 75+ years the roofing system underneath has a propensity for failure. This system underneath the tile is what keeps moisture out of your house! The purpose of the tile is to protect the system underneath and provide an aesthetic enhancement to the structure.

Why does the system fail?

Concrete roof tiles are installed and fastened to battens, which are pieces of wood furring that run horizontally across the roof deck. Direct to deck battens and #30 underlayment were thought to be a quality system as recently as 7 years ago (2012), but like most industries, the recent technological advancements in roofing materials have rendered these “direct deck” systems inadequate. This system does not allow for the inevitable moisture that gets underneath the tile to escape from behind the batten. This standing water deteriorates the batten, then deteriorates the #30 underlayment and you are now left with a leaky “lifetime” roof. Other factors attributing to these leaky roof systems are what we can now identify as undersized valley metal flashings, years of debris build up and the weathering effects of mother nature and her little critters, all compounding to create a nightmarish situation – a “lifetime” roof failure.
